Collective Engineering is proud to have partnered with HLA Group and Ellivo Architects on a significant development set to transform the Taringa Station precinct in Brisbane. We provided comprehensive building services design up to the Development Application (DA) submission for the proposed 19-storey mixed-use tower at 10 Morrow Street, a project that exemplifies high-density, subtropical urbanism.

Occupying a prominent 3,139 sqm site directly beside one of the city’s key transport corridors, the proposal features 116 residential apartments and 116 short-term accommodations above a 217 sqm retail and dining hub, crowned by a feature rooftop with stunning views.

A primary focus of our design was the seamless integration of complex electrical, mechanical, hydraulic, fire, and vertical transportation (VT) systems within a tapering profile and highly articulated façade. This was essential to support the architectural vision. Inspired by the delicate form of a Glasswing butterfly, the illusion of four distinct, slender towers was maintained without compromising floor-to-ceiling heights or the maximisation of net lettable area.

Our approach ensures smooth movement for a diverse range of users, including residents, short-stay guests, and retail visitors, while maintaining security and privacy across the building’s various levels.

Beyond the internal framework, we developed engineering solutions to support the building’s extensive green footprint, including 318.7 sqm of deep planting and a 377.8 sqm rooftop communal sanctuary. These subtropical elements require sophisticated irrigation and ventilation strategies to thrive within a 19-storey structure, especially when integrated into a proposed cascading green spine.

By balancing these high-density requirements with functional design, we have maintained the premium feel of the high-ceiling lobbies, the glazed gymnasium, and the landscaped pedestrian connections that link the site to the Taringa Station walkway.

With a total GFA of 11,824 sqm and a high site coverage of 73.24%, our technical designs align with the Brisbane City Plan 2014 to provide a striking, sustainable addition to the Brisbane skyline.
